for a Speedy and Successful Property Sale

Feng Shui principles can be useful to consider when selling a property as they address the qualities of energy that the building conveys to prospective buyers. There are a number of Feng Shui ideas you can readily implement to ensure your property attracts buyers, sells quickly and for a strong price – enabling you to move on to new opportunities. Try these tips for starters...

1. Invigorate and nurture the Qi or life force of the site to ensure it feels special and has a vitality that is attractive to prospective buyers. This might include planting some fresh flowers in the garden, trimming hedges, weeding, mowing lawns, sweeping the path, clearing cobwebs and cleaning windows. The interior should be immaculately clean, tidy and cared for. Wipe all surfaces with drops of peppermint, rosemary or eucalyptus essential oils to cleanse and refresh spaces.

2. Remove every item of rubbish and clutter, both around the property site, in the garage or other garden sheds, and inside the building. Clutter and rubbish imply neglect and lack of conscious care. The presence of clutter creates a stagnant quality of energy for the property, and impedes its speedy and efficient movement from one owner to another.

3. Fix all items that are broken as this also conveys neglect and suggests that the current owners have had difficulties in the house. Fix broken window panes, fence palings, and gates and doors that don't open or close easily. Repair broken window coverings and weathered paintwork. Remove dead plants and trees. Fix faulty lights and damaged blinds. Clean marks off walls and cupboards.

4. Encourage buyers by ensuring that the property itself and the front door are easy to find. Place clear street numbers on the house or letter box, and potted flowers near the door. Avoid having overgrown shrubs or thorny (rose) bushes impeding a clear friendly path to the front door. Place a "welcome" mat at the front door.

5. If the letterbox and the front door are looking grubby give them a fresh coat of paint to energise the house and attract buyers.

6. Ventilate the house each day to invigorate the life force energy inside and get rid of any lingering negative predecessor energy from past activities. This helps to make way for the new.

7. Have an experienced Feng Shui consultant or interior designer visit to provide tailored, practical and objective suggestions for improving first impressions for prospective buyers. There may well be features in or around the home that are subtly discouraging to buyers and blocking opportunities to sell. These aspects are not always obvious to the people who have been living in the house for a long time.

8. Conduct a small ceremony to thank the house for providing a home and lots of special times for you. Place a vase of beautiful flowers in the hallway to symbolise your appreciation and your completion of this stage in your life. Say goodbye, and say a prayer to invite some caring new people to take your place as you move on.
